Duncan is a small city in a big valley. The municipal boundary covers only a couple of square kilometres, but the houses people describe as being “in Duncan” spread out into North Cowichan and the regional district in every direction. That spread matters for gutters, because a downtown lot and a lot off Glenora Road shed rain in completely different ways.

We clean gutters and downspouts across all of it, from the older blocks around the train station to the newer subdivisions on the slopes at the edge of town.

In town, the water goes underground

On most of the older streets near downtown and around University Village, downspouts run straight into a pipe at the base of the wall. That pipe ties into a perimeter drain or a storm connection, and you never see where the water ends up. It is tidy until the gutter above sends down a slug of fir needles and grit. The elbow at ground level catches it first, and once that fills, every heavy rain backs up the downspout and spills over the gutter lip at the corner.

So in town, a clean trough is only half the visit. We run water down each outlet and watch the joint at grade. If the underground line will not take it, you hear that from us the day we find it.

Out of town, it goes into a ditch or a rock pit

Head out to Glenora, Gibbins Road, Somenos or the acreages past Bell McKinnon and the picture changes. Many of those houses have no storm main at all. Downspouts empty onto splash pads, into a buried rock pit, or along a swale to the roadside ditch. A rock pit that has been taking needle sludge for fifteen years stops draining, and the water starts to pool against the foundation.

We cannot dig out a rock pit, but we can stop sending it debris. Clearing the gutters properly, and pointing out an outlet that is soaking the ground beside the house, is the cheapest part of keeping that system working.

What lands in a Duncan gutter

The valley floor grows big trees quickly. Douglas fir and western red cedar shed fine needles and scale all year, heaviest after wind. Bigleaf maple drops leaves the size of a dinner plate in late October, followed by the winged seeds that lodge sideways in downspout openings. Around Quamichan Lake and the older parts of town, lots of houses sit under a mix of all three.

Fir needles do the most damage. They knit into a wet mat that holds water against the fascia board all winter, and fascia that stays wet long enough goes soft at the nail line. Once the hangers lose their grip, the gutter sags and the low spot holds a standing puddle every time it rains.

How often should gutters be cleaned in Duncan?

Once a year after the leaves are down suits an open lot in town. If a Douglas fir or cedar stands within reach of the roof, plan on twice: once in late fall and again in spring to clear the needles and cones the winter storms brought down. We will tell you honestly which group your house is in after we have seen it.

Do you cover the areas outside the City of Duncan itself?

Yes. Most of what people call Duncan is actually North Cowichan or the regional district, and we work all of it: Quamichan Lake, Bell McKinnon, Somenos, Eagle Heights, Gibbins Road, Glenora and out toward Cowichan Station. A rural address with a long driveway is fine; tell us about access when you ask for a quote.

My downspout disappears into the ground. Can you tell if it is blocked?

We can tell whether the downspout itself runs clear, and we flush water into the underground connection to see whether it takes it or backs up. If it backs up, the blockage is below grade, in the perimeter drain or the line to the street or rock pit. That is drainage work rather than gutter work, and we will say so instead of guessing.

Can you clean gutters on a two-storey house with a steep driveway?

Usually, yes. We look at ladder footing, rooflines and what sits under the eaves before anything goes up. Where the ground is too steep or soft for a ladder to stand safely, we will explain what that means for the job before we quote it.

Do you take the debris away?

Yes. Needles, leaves and sludge are bagged as we go and leave with us. Nothing gets dumped in your garden beds or left in a pile by the driveway, and we rinse off what splashes onto siding or paths.
