No two houses in the Cowichan Valley shed water the same way. A 1940s house a few blocks from downtown Duncan, a split-level in North Cowichan and a farmhouse on acreage near Cobble Hill all have gutters, but the trees, the height and the ground under each one are different. That is what we price and plan around.
Older homes in town
Duncan’s older streets have character houses with steep main roofs, low porch roofs, dormers and additions put on decades apart. Each change in the roofline is another corner where leaves pile up and another short run that has to be reached on its own.
Side yards are often narrow and the shrubs have had fifty years to grow. We carry the ladder in rather than forcing a setup, use stand-offs to keep weight off old gutters, and work around the beds instead of through them.

Acreages and outbuildings
Out past the town edge, the house is often only part of the job. A shop, a barn, a detached garage or a carport can each carry their own gutters, and those buildings usually sit closer to the treeline than the house. They also get forgotten, so we often find them full to the brim.

What valley trees put in a gutter
Douglas fir and western red cedar drop needles and small twigs all year. Once wet, they knit into a dense mat that holds water and gives moss somewhere to root. Rain alone never shifts it.
Bigleaf maple is the other big contributor. Its leaves are the size of a dinner plate, and in autumn a few of them can cap a downspout opening on their own. The seed keys follow, and they sprout in a gutter if you leave them there long enough.
Away from the big conifers, Garry oak and arbutus add leaves and peeling bark on the drier, rockier lots.

Where the water goes after the downspout
In town, most downspouts tie into a storm drain or a perimeter drain. On rural properties, the water is often piped out to a ditch, a swale or a buried rock pit. If a buried line or pit is choked, the downspout above it backs up even after the gutter has been cleared.
We flush each downspout and watch the outlet. If the water stalls below ground, we tell you where it stops, so you know whether the issue is the gutter, the downspout or the drainage past it.
Signs your house is due
You can usually tell from the ground:
- water sheeting over the front edge during a steady rain
- grass, moss or a maple seedling showing above the gutter lip
- dark streaks down the fascia or siding below one spot
- a splash trench in the bed where water is falling instead of draining

How many times a year should a house in the Cowichan Valley have its gutters cleaned?
Once a year, in late autumn after the maples have dropped, suits most houses with a tree or two nearby.
If firs or cedars hang over the roof, plan on two visits: one in late spring once the new needles and seed have come down, and one before the winter rain sets in. Open lots with no trees close by can sometimes go longer. If you want it on a fixed cycle, that is what gutter maintenance is for.
Can you clean the gutters on my shop, barn or detached garage as well?
Yes. Mention each building when you ask for the quote and roughly how big it is.
Outbuildings often sit closer to the trees than the house does and get looked at less, so they tend to be fuller. Doing them on the same visit saves a second trip.
My downspouts drain into a ditch or a rock pit. Do you check those?
We flush every downspout we clean and watch where the water goes.

Do you work on older houses with awkward access?
Yes. Older homes in town often have narrow gaps to the neighbour, mature shrubs against the foundation and porches or additions that break up the roofline.
We set the ladder where it is safe and does no harm to your garden, and we move it as many times as the house needs.
What if nobody has cleaned the gutters in years?
That is common, and we can deal with it.
Old buildup packs down into a heavy, wet layer, sometimes with grass or seedlings growing in it. It comes out by hand before any water goes in. The method is covered on the eavestrough cleaning page. If the weight has bent a hanger or opened a joint, we will point it out.
Do I have to be home while you work?
No. Everything happens outside. If we can get round the house, we can do the job while you are at work.
Let us know about gates, dogs or anything locked, and we will message you when we are finished.
Do you take the debris away?
Yes. We bag it as we go and it leaves with us. You will not find a pile of wet needles on the lawn or a sack left by the back door.
What happens if you find damage?
