Gutter maintenance is gutter cleaning plus attention. On a cleaning visit our job is to get the debris out and the water moving. On a maintenance visit we do that, check the condition of the system from end to end, and tell you what we found, so small faults get dealt with while they are still small.

What a visit covers

We walk the whole system, not just the run you can see from the kitchen window. That means checking the slope along every run for standing water, the grip of each hanger on the fascia, the sealant at joints, corners and end caps, the outlets, and the straps holding each downspout to the wall. We look along the fascia and soffit for water staining, peeling paint and soft spots. Then the gutters are cleaned and flushed, and we confirm water reaches the ground and moves away from the house.

Small fixes happen on the spot where they make sense: a hanger screw refastened, a downspout strap reattached, an elbow seated back into its joint. Anything bigger goes on a list with a plain explanation, and you decide what happens next.

How gutters wear out in this valley

Gutters here rarely fail in one storm. They wear down over seasons, and the Cowichan Valley has its own pattern.

Weight. A wet needle mat under fir or cedar is heavy. Over several winters that load bends hangers forward and lowers the outer lip, until the run tips back toward the house and spills behind itself.

Heat. The valley floor gets warmer summers than the coast. Long aluminum runs grow and shrink with the seasons, and that movement works sealant loose at the joints and end caps.

Snow. Higher ground around Shawnigan Lake, Lake Cowichan and up toward the Malahat sees more snow than Duncan does. Snow sliding off a metal roof can drag a gutter outward, and ice in a blocked outlet opens seams.

Salt. On homes near the water at Cowichan Bay, Crofton, Chemainus and Maple Bay, sea air works on fasteners, straps and older steel sections. Rust starts at the screws long before it shows on the face of the gutter.

Wet wood. Where water has run down behind a gutter for years, the fascia softens. Older houses in Duncan and Ladysmith with original wood trim show this the most.

The properties that gain the most

Some homes need little beyond a yearly clean. Maintenance earns its keep on a few kinds of property:

  • Homes whose owners are away for part of the year. Winter travellers, cabin owners at Lake Cowichan or Shawnigan, and landlords who cannot see the gutters from where they live.
  • Acreages with several roofs. A shop, barn or garage that nobody walks past in winter can sit with a failed downspout for years.
  • Older houses. More joints, older metal and older fascia mean more to watch.
  • Heavily treed lots. More weight in the troughs, more often.

Outlets and downspouts on every visit

Each visit ends at ground level. Once the troughs are empty we clear the outlets and goosenecks, then run water through every downspout and wait at the base for full flow. On an acreage that includes the downspouts on the shop and the barn, the ones nobody looks at all winter. Where a downspout drops into a pipe in the ground, we watch whether the pipe takes the water or backs up at the joint, and tell you which. Done before the fall rain and again in spring, this is what keeps a gooseneck from packing solid in the middle of a wet November.

Setting the interval

Most properties suit two visits a year, matched to the trees: one in late fall once the leaves are down, and one in spring or summer. Heavily treed lakeside lots sometimes add a mid-winter check. An open lot may only need one visit with a thorough look. We suggest an interval after the first visit, once we have seen what your roof collects, and we will not talk you into more visits than the property needs.

How is maintenance different from a regular gutter cleaning?

A cleaning gets the debris out and the water moving. A maintenance visit does that and also checks the condition of the whole system, fixes small faults on the spot, and tells you what we found.

If you only want the gutters emptied, gutter cleaning is the better fit.

Can you look after my gutters while I am away for the winter?

Yes. As long as we can reach the house, you do not need to be there. Tell us about gates, alarms and which outside tap to use.

We let you know what we did and anything we found, so you are not coming home to a surprise.

What counts as a small fix on a maintenance visit?

Things like refastening a loose hanger, reattaching a downspout strap, pushing an elbow back into its joint, or a dab of sealant on a weeping end cap.

Anything bigger, like a sagging run or a split section, gets written up and quoted separately under gutter repair.

Do you check the gutters on outbuildings?

If you want us to. On acreages the shop, barn and garage gutters are often the ones in worst shape, because no one sees them through the winter.

Each building is quoted on its own, so you can include as many as you like.

My gutters seem fine. Why pay for a check?

Most gutter faults cannot be seen from the ground until they are already leaking. A hanger pulling out, a joint starting to weep, or a low spot holding water only show up from the roof edge.

If everything is fine, you will hear that too.

What do you look for on a waterfront home?

Rust. Near the water at Cowichan Bay, Crofton, Chemainus and Maple Bay, salt air works on screws, straps and older steel gutters first.

We check the fasteners and the underside of each run, where corrosion usually starts out of sight.

Why is water sitting in one section of my gutter?

Usually the run has lost its slope there, often because a hanger has bent or pulled out under weight. Sometimes the outlet downstream is part-blocked.
