On a strata, gutters are a line in the maintenance budget rather than one owner’s weekend chore. The work is approved by a council, arranged by a manager and paid from common funds, and the council expects to hear afterwards what the building needs next. We set the job up to fit that.

Low-slope roofs and scuppers
Many newer condo buildings in the valley have low-slope or flat roof sections. These drain through scuppers in the parapet or through internal drains, not only through eaves gutters. A drain capped with fir needles or a wet maple leaf lets water pond on the roof membrane.
Where those drains are in scope and safe to reach, we clear them along with the perimeter gutters. Anything outside what we can safely access, we flag in the report instead of guessing.

Timing with the wet season
The valley’s rain starts in earnest in October and runs into spring. A clean in late autumn, after the bigleaf maples have dropped, gets the buildings through winter. Complexes with mature conifers on site usually add a spring visit too.
We can line the visit up with your fiscal year or the next council meeting, so the report arrives when the council can do something with it.
The report
When we finish, the contact gets a short written summary: what was cleared, which downspouts were flushed, and anything we noticed along the way. Each item says where it is on the building. The council decides what happens next.

Who should contact you to book strata gutter cleaning?
Normally the property manager or the council member who looks after maintenance. Gutters on most stratas are common property, so the booking and the bill go through the strata rather than a single owner.
Can you quote a complex with several buildings?
Yes. Send the address and, if you have one, a site plan or a rough count of buildings and storeys. We quote the whole complex as one job, or in phases if the budget needs splitting across the year.
Do residents need to be home?
No. We need access to the outside of each building. If gates are locked or a patio blocks the only ladder spot, the manager can give notice ahead of time, and we work around the rest.
Do you clear roof drains on flat or low-slope sections?
Where they are in the agreed scope and safe to reach, yes. Low-slope roofs drain through scuppers and internal drains, and a clogged one causes ponding. We will flag anything that sits outside what we can safely do.
What do you report back afterwards?
A short written note to whoever booked: what was cleared, plus anything we noticed, such as a loose section, an open joint or an outlet that will not drain. Each item says where on the building it is. Gutter repair covers the fixes that come up most.
Can you work to our maintenance calendar?
Yes. Many stratas book once a year in late autumn, or twice where there are mature trees on the property. We can schedule the visit around your fiscal year and the timing of council meetings.
