A townhouse gutter is rarely just yours. On most rows a single gutter runs along the eave across three, four or six homes, and the downspouts are shared out along it. What lands on one roof can flood the neighbour’s step two doors down. That shapes how we clean them.
How a shared run fails
Debris is never spread evenly along a row. The unit closest to a big maple or a line of firs at the edge of the property catches most of it, and the units in the middle may stay fairly clear.
The trouble starts at the downspouts. If the outlet near the treed end clogs, water backs up along the gutter and spills wherever the run sits lowest, which is often over someone else’s door. The owner with the overflow is not always the one whose section is full.
That is why we prefer to clear the connected run from one end to the other and then flush every downspout on it. Cleaning one section of a shared gutter often just moves the overflow along the row.

Who books the job
Townhouses in the valley come in two broad kinds. Some are freehold or owner-maintained, where each owner looks after their own exterior. Others are strata complexes, where the gutters are usually common property and the council or manager books the work.
We will ask which applies before we quote. For an owner-maintained row, a few neighbours can book together and split the visit. For a strata, we deal with one contact and report back to them.

Room to work
Townhouse sites are built tight. Back yards are small and fenced, patios run right to the wall, and the front is usually a strip of lawn and a row of parking stalls. A good ladder position can be hard to find.
We plan where the ladder goes before we arrive. When a car is in the only spot that works, we ask for it to be moved ahead of time. When a patio is in the way, we work from the side or over the fence with permission.

Front and back
Many rows only have their street side looked at, because it is the side people see. The back is where the trees usually are, and it is where most of the debris sits. We do both elevations on every unit booked, along with any short runs over entries, bay windows or garages.

After the clean
You get a short note of what we cleared and anything we noticed: a hanger pulling out, a joint dripping, an outlet that is cracked. If the row is strata, that note goes to the manager or council so they can decide what to do. If it is owner-maintained, it goes to whoever booked, and they can pass it along.

Can you clean just my unit's section of a shared gutter?
Yes, if that is what you are responsible for.
Bear in mind that water does not stop at your end of the run. If the unit next door has a blocked downspout, your section can still overflow in a heavy rain. We will tell you if we see that happening.
Who is responsible for townhouse gutters?
It depends how the property is set up. Some owners look after their own exterior, and some complexes are strata, where gutters are usually common property.

Is a freehold townhouse treated like a house?
Largely, yes. If the gutters are yours alone, the job runs much like residential gutter cleaning. We still note anything on the shared run that could affect you.
Can several owners in a row book together?
Yes, and it often makes sense. One visit covers the whole run, and nobody ends up with a clean gutter next to a full one.

Yes. Every downspout on the units booked gets flushed through and watched at the outlet. On a row, one blocked drop can serve two or three roof sections, so we do not skip any.
How do you work around parked cars and patios?
We look at the layout when we quote and plan ladder positions around stalls, fences and patio furniture.
If a car needs moving for an hour, we will ask ahead of time rather than on the day.
How often do townhouse gutters need cleaning?
Once a year in late autumn is enough for most rows in the open. Rows backing onto fir or maple usually need a spring visit too. A standing booking is what gutter maintenance covers.
Will you leave debris on shared areas?
No. Debris goes into bags as we work and leaves on the truck. Walkways and parking are swept of anything that falls.
