Rain is the whole story in Lake Cowichan. The town sits well inland at the head of the Cowichan River, up against the mountains, and it collects noticeably more rain over a winter than the towns on the highway do. Every litre that lands on your roof has to get through the gutter and down a downspout. When the trough is half full of needles, that system runs out of room on the first heavy day of the season.

Most homes here have the same size of gutter as a house in Duncan, and those gutters are asked to carry a lot more. A clean run has some margin. A run with a few centimetres of packed debris in the bottom has very little, and in a proper downpour it spills along its full length. That water lands at the base of the wall, splashes back onto the siding, and soaks the ground right where the foundation is.

That is why the clean itself is only half of a visit here. After everything is scooped out we run water through each gutter and watch how fast the downspout takes it. If a run still struggles once it is empty, the fix is more downspout or more gutter, and we will tell you that plainly.

The forest is right at the property line

This was a logging and mill town, and the second-growth fir and cedar grew back close. On a lot of properties the trees stand a few metres from the eave, so the gutters take needles, cones and twigs from October through March, plus bigleaf maple leaves in the fall. Debris that sits wet all winter breaks down into black sludge, and sludge is the stuff that slides into a downspout and plugs it at the first bend.

Mill-era houses and newer lake builds

The older houses in the townsite are mostly simple roofs with a porch roof or an addition built on later. The joint where that lower roof meets the main gutter is a common leak point, and the porch gutter itself, sitting low and shaded, tends to fill first.

The newer builds near the water tend to have more complicated roofs: valleys, dormers and deep overhangs. A valley pours two roof planes into one corner of a gutter, and in heavy rain that corner overshoots or overflows even when the rest of the run is fine.

Youbou, Mesachie Lake and Honeymoon Bay

Around the lake there is a mix of full-time homes and seasonal cabins. Cabins closed up for the winter fill and overflow without anyone seeing it, and up at Youbou and along the south shore a cold snap turns a packed gutter into a heavy trough of ice. Clearing them before the freeze takes most of that weight off the hangers.

Downspouts on these lots mostly drain onto the ground or into a rock pit, since there is no storm system out there. If a downspout lets out against the foundation or into a soggy patch that never dries, we will point it out.

Our gutters overflow in heavy rain even after they have been cleaned. Why?

A clean gutter can still be overwhelmed by a big enough downpour, especially where a valley dumps two roof planes into one corner, or one downspout serves a long run. We check whether the outlet and downspout are clear first. If they are and it still overflows, we tell you so you can look at an extra downspout or a larger gutter.

How often should gutters be cleaned in Lake Cowichan?

Most homes here with trees close to the house do best with two cleans a year: one in late fall when the leaves are down and one in spring. With this much rain, a half-full gutter becomes an overflowing one very quickly.

Do you cover Youbou, Honeymoon Bay and Mesachie Lake?

Is the black sludge in my gutter a problem?

That is rotted needles and leaves that have sat wet long enough to break down. It holds water against the gutter and the fascia board, and it slides into downspouts and plugs them. It comes out by hand, and the run gets flushed after.
